Canyon Ridge Estates    

This is a subdivision of approximately 170 homes built between 1980 and 1985 In the Canyon Park area of Bothell in Snohomish County.

The homes consist of ramblers, two story, tri-levels, and split level homes ranging in size from about 1800 sq. ft. to a little over 3000 sq. ft. All homes are on fairly nice sized lots of at least 7000 sq. ft. or more. There were 3 builders in this subdivision, so some homes have gas heat, while others are all electric, however many homeowners have already converted to gas, as it is in the street. Originally homes had cedar shake roofs, but over the years homeowners have swapped them out for composition or other types of roofing.

The school district is the highly respected Northshore School District. Elementary school is currently Shelton View elementary- bus service is provided. Junior high school is Canyon Park Jr. High. It is right across the street from the Southeast entrance to the neighborhood. Bothell High school is the high school, with bus service provided. Cascadia Community College, and the University of Washington Bothell campus are just minutes away.

There is public bus service with stops at the Southeast entrance, and at the Northwest end of the development.



Commuting to just about anywhere is very easy. I-405 is just a few minutes away, and I-5 is only one stop west of the Canyon Park entrance to I-405. St. Rt. 522 goes through downtown Bothell all the way into Seattle, and Hwy 9 is also minutes away. There are large Park and Rides in downtown Bothell, and on the Canyon Park, I-405 exit.

Stipek Park is about a block outside of the neighborhood with playgrounds, and fields for game playing. Canyon Park Jr. High also offers tennis courts, and outdoor running track and baseball fields. Burke-Gilman Trail runs through downtown Bothell, just minutes away. It runs from Redmond to North Lake Union in Seattle, and is great for biking, running, and long walks.

Canyon Ridge estates is a great neighborhood that has been well maintained over the years. The people living there are friendly and caring neighbors, who watch out for their fellow neighbors. It’s a great place to live, with very little turnover, so if a house does come up in the neighborhood, it generally isn’t on the market very long.

Canyon Ridge Estates is also minutes from downtown Bothell, which is currently undergoing reconstruction that will provide more parks, a multi-use downtown corridor including great dining, shopping and living areas, with easy walking trails to Pop Keeney Sports field, and the colleges.
